Bensons Property Group is seeking to develop an Australian icon. Lygon St. as part of a strategy to capitalise on the area's national reputation.
Lygon Crest. an apartment development on a prominent island site in the EastBrunswick street, was 70 percent pre-sold within weeks of launch.
It is Benson's fourth development on the street and 10th within a few hundred metres of Carlton's main drag.

"We see Lygon St as being known Australia-wide, and it is part of a very strong growth corridor, " Bensons chief executive Elias Jreissati Says.
"It's an urban village and we want it to have the very best in restaurants, retail and high density housing."
Plans are in place for a new commercial and housing development in the area. The project is expected to start late this year or early 2005.
Jreissati says Lygon Crest, the site of the former Burion hosiery factory, is one of the most desirable the company has developed.

"It's very rare to find such a substantial island site in a sought-after residential and retail area on the city fringe." Jreissati Says.
"This location is on the tram line to the city, close to Melbourne University, the cafes and restaurants of Carition. handy to primary and secondary schools, parks and a glof course."
"Pre-sales of Lygon Crest show that, while apartment development in the CBD may be cooling down, there is still very high demand in city fringe and inner-occupiers."

The frontage to Lygon St will feature a cafe and retail area, and the contemporary.
Original works of Australian art for which Bensons developments are known.
